Our Client is seeking an Investment Senior Analyst to support the firm’s Asset Management, Acquisition, and Development departments. The role includes providing oversight of a diverse portfolio of retail, office, multifamily, and self-storage commercial properties in various stages of stabilization, repositioning, ground-up development, and redevelopment.
The Analyst will monitor asset performance, conduct financial analysis, run market research, and assist in strategic decision-making to maximize property value and cash flow. A strong background in real estate finance, data analysis, and financial modeling will be required. This position will be based in the firm's Boca Raton, Florida office.
RESPONSIBILITIES:
Responsible for monitoring asset level performance, preparing financial reports, and support budgeting and forecasting activities.
Create and maintain historical and forward projected cash flows, utilizing Argus and Excel.
Evaluate rent rolls, operating statements, and market trends to assess asset performance.
Track key performance metrics and returns.
Assist in forecasting, budgeting, and variance analysis to identify operational inefficiencies.
Prepare quarterly updates on the financial and operational performance of the properties, highlighting any outliers or notable variances, with explanations of variances.
Assist in preparing and presenting annual business plans.
Participate in annual operating and capital expenditure budgeting process.
Collaborate with property managers and operators to enhance asset performance.
Identify opportunities for revenue growth, cost savings, and operational improvements.
Assist in leasing strategies, tenant negotiations, and market research.
Prepare financial reports for senior management, lenders, and investors.
Ensure loan covenant compliance and assist in refinancing or debt restructuring.
Maintain relationships with lenders, partners, and stakeholders to execute asset strategies.
Conduct comprehensive research supporting various development functions, such as acquisitions, due diligence, impact fees, utility costs, market analysis, construction expenses, entitlements, and more.
Review, evaluate and support proposed leasing strategies by assessing market trends, and thoroughly reviewing comparable properties and rental rates.
Monitor macroeconomic trends, property values, and rental rates in target markets.
Provide underwriting assistance to acquisition, development, and asset management teams.
Communicate analyses to key stakeholders so that informed key strategic decisions may be made.
Review and evaluate capital expenditure requests with consideration for enhancements to property value and/or return on cost.
Assist in the transition of properties from Acquisitions to Asset Management.
Contribute to financial closings alongside lenders, legal advisors, and other project collaborators.
Undertake special projects and analysis for executives, delivering succinct and insightful findings and recommendations to internal and external stakeholders.
Prepare investment tracker on a bi-weekly basis related to acquisition opportunities.
Prepare investment committee memoranda including qualitative and quantitative analysis on transactions.
Collaborate with Accounting and Construction Management personnel on monthly development budget updates.
Produce cash projections and go-forward underwriting for development properties.
Conduct financial feasibility analyses, including pro forma modeling, IRR, NPV, and sensitivity analyses for development projects.
Assist in site acquisition due diligence including zoning, title, environmental, and market evaluations.
Support in preparing internal investment memos and presentations for stakeholders and investors.
Research and analyze real estate markets, including comparable developments, rent comps, sales comps, and demographic trends.
Track project budgets and timelines, supporting project managers in ensuring on-time and on-budget delivery.
Monitor real estate development trends, regulations, and best practices.
Assist in assembling financing packages including debt, equity, and public/private funding sources.
REQUIREMENTS & QUALIFICATIONS:
Bachelor's degree in finance, Real Estate, Economics, Accounting, or a related field.
Experience: 1-3 years in commercial real estate asset underwriting, finance, or investment analysis.
Strong financial modeling and data analysis capabilities.
Proficiency in Argus, Excel, Yardi, and other real estate software.
Knowledge of real estate financial metrics
Must possess excellent communication, organizational, financial and time management skills.
Self-starter with the ability to handle multiple tasks, manage time effectively, prioritize projects and tasks, and work independently with high attention to detail.
Sound judgment with the ability to identify the relevant questions and important issues when evaluating a situation.
