Location: Metro Atlanta, GA or Central FL (Orlando/Tampa) - *REMOTE*
KEY DUTIES & RESPONSIBILITIES:
Property Management/Construction
Assist in preparation of annual operating and project budgets.
Complete tenant turnover forms, managing transfer of utilities upon move-in & move-out.
Update center info sheets for vacancies and new tenants.
Update utility sheets.
Review third party water billings.
Initiate and follow up on tenant bill back requests with Accounting and Lease Administration.
Review utility bills after posted.
Respond to and manage tenant requests and inquiries.
Initiate & follow-up on inspection requests on kitchen hoods & exhaust vent cleaning, including Ansul systems.
Report roof leaks to correct vendor for the center or to the roof warranty company.
Coordinate property inspections with 3rd parties as requested by mortgage lenders/insurance company.
Obtain tenant construction drawings plans for review by landlord for buildout of space and signage approvals; monitor Tenant construction progress.
Obtain certificate of insurance from tenants’ contractor(s) and copies of approved permits.
Perform regular property inspections/site visits to assess cleanliness, repairs, tenant meetings as directed
Handle tenant issues and requests.
Develop a scope of work for all projects that are planned or needed.
Contact vendors for bids for planned work and negotiate with vendors.
Review all bids and determine the best one for planned work and price and schedule the work to be done.
Handle any emergencies that may arise and handle on a timely basis.
Make sure tenants are abiding by all rules and regulations of the lease.
Handle all the work involved in accomplishing and completing all the landlords work per the leases in a timely manner.
Vendor Management
Obtain required lien waivers and attach to invoices for processing Vendor payments.
Request new vendor accounts with accounting, obtain vendor certificates of insurance & W-9.
Send vendors/contractors information on how to submit invoices & respond to payment inquiries.
Request certificate of insurance updates as needed from third party contractors.
Review and code Vendor invoices for accounting review.
Review vendor performance to ensure adherence with contract requirements.
QUALIFICATIONS:
Education & Experience
Preferred experience in commercial real estate industry, property management, construction, or project management.
Demonstrated ability to understand and interpret lease agreements and other real estate legal documents.
Skills & Abilities
Demonstrate a high degree of interpersonal skills to communicate clearly, professionally, and succinctly to a variety of audiences from leadership to team members.
Must demonstrate the ability to make sound decisions in the capacity as a leader and exercise initiative to take responsibility for engaging in tasks and completing those tasks in an efficient and quality manner.
Possess a positive and friendly demeanor.
