This position will be responsible for overseeing and executing the daily property management functions of the Universityâ™s growing off-campus commercial real estate portfolio, which consists of approximately 2.0M square feet of retail, office, mixed-use, and industrial space, oversight of 150 third-party commercial leases, and which has annual revenues in excess of $15.0M.
Job Description
Primary Duties & Responsibilities:
Operational Skills
Perform regular site visits to ensure that the appearance and operation of the commercial portfolio aligns with internal standards and objectives.Â
Conduct periodic inspections of tenant spaces to ensure compliance with leases and the proper upkeep of the space.
Obtain bids and estimates from vendors for routine services.
Work closely with the Construction Manager and Maintenance Operations staff to handle routine tenant turnover activities and other property repairs and inspections.
Tenant Management
Serve as a primary point of contact for commercial tenants and respond to inquiries, requests, and issues in a timely and professional manner.
Handle tenant onboarding and move-in/out procedures.
Generate work orders directed to vendors and/or internal maintenance staff and follow-up with tenants to ensure satisfactory resolution of the issue.
Regularly review delinquency reports with Accounting staff and assist in the collection process.
Keep tenants apprised of maintenance and construction schedules and activities at the properties.
Visit tenants regularly to maintain positive and professional landlord-tenant relationships.
Financial Skills
Working closely with internal maintenance operations leaders, develop annual property operating budgets and multi-year capital budgets for the commercial portfolio.
Provide regularly reporting to department leadership detailing actual spend, projected spend, and any notable variances.
Demonstrate a sense of urgency and initiative in identifying opportunities for cost savings, management efficiencies, and asset enhancements.
Assist in annual tenant CAM reconciliations.
Other Responsibilities
Assist with special projects and perform other duties as assigned.

Salary Range
$75,200.00 - $128,800.00 / AnnuallyThe salary range reflects base salaries paid for positions in a given job grade across the University. Individual rates within the range will be determined by factors including one's qualifications and performance, equity with others in the department, market rates for positions within the same grade and department budget.
