This position works on a hybrid schedule. Hire must be local or relocatable to Nashville, TN.

This role supports both new construction and remodel programs that support $200+ million in capital revenue. The role oversees construction cost estimates for prototype baselines and project budgets nationwide. This key position will also be responsible for developing construction and estimating protocols, and reporting documentation for build-to-suit and fee-development construction. The role will collaborate with internal Real Estate, Construction, Purchasing, Finance, Operations and Merchandising teams, as well as external Developer and General Contractor teams, to lead consistent forecasting and predictable results.
Essential Duties and Responsibilities (Min 5%)
Review prototype plans, specifications and technical documentation and prepare Cost Baselines for new, retrofit and remodel development nationwide use.
Review site-specific conceptual plans to validate and confirm developers’ projected costs for REC leadership approval as well as review final project plans, specifications, Geotech reports and Contract Documents for consistency with prototype standards, geotechnical conflicts, and align final budgets with REC approvals for bid awards.
Provide recommendations for optimal constructability and value-engineering based on experience in construction Means and Methods protocols.
Report on comparison of actual project costs to approved budgets and prototype baselines.
Solicit contractor and/or supplier information and pricing as needed for estimating.
Perform and/or manage the quantity survey and pricing effort for internal budget.
Review general conditions, schedule, scopes of work, site logistics and other exhibits as required to validate developer costs.
Ensure the flow of cost baselines, REC budgets and final project costs are clearly maintained and documented.
Use relevant business metrics, analyses, and reports to measure and monitor for continual improvement and lessons learned in cost performance.
Maintain and communicate data on construction and material cost trends affecting project costs.
Build effective relationships with internal customers, design teams, specialty contractors, suppliers, and user groups that reflect and support company core values that meet or exceed the customer's expectations.
Work closely with internal design and construction teams on project costs and value engineering opportunities.
Review bid scope details, and work on budget audits (final close-out) with the Construction Project Managers
Required Qualifications
Experience: 10+ years of experience as a commercial construction estimator.
Education: Bachelor’s degree in construction management, engineering, architecture, or an equivalent combination of experience and education is required. Any suitable combination of education and experience will be considered.
Professional Certifications: PMP Preferred.
Preferred knowledge, skills or abilities
Must possess a solid understanding of Construction Means and Methods principles, practices, and processes for multiple construction types and complex building developments.
Experience with geotechnical reporting, and alternate cost-effective approaches to manage a variety of site conditions.
Exceptional organizational, quantitative and research skills to forecast the cost of both ground-up and remodel development.
Superior understanding of construction schedules, facility operations, technology, furniture, fixtures, and equipment.
Knowledge of local, state, and federal regulatory requirements, building codes, and technical requirements of the construction industry.
Must have full understanding and knowledge of the permit process.
Strong problem-solving, and interpersonal skills, with clear written and verbal communication.
Must have excellent communication skills and the ability to interact with internal & external teams at all levels.
Detail-oriented approach to work.
Ability to plan, organize, motivate, mentor, and evaluate the work of others as well as work independently.
Ability to prioritize tasks, handle multiple projects concurrently and manage competing priorities.

Must have working knowledge and ability to use computer aided design software (CAD), Enterprise Network and Project Management Software (Projectmates, Procore, etc.).

Must possess a valid Driver’s License and Proof of Insurance, and be able to acquire rental cars, accommodation, or other incidental expenses common to out of town travel.
